When we think of a high-end home, we often picture distinctive architecture, expansive windows, premium materials, a custom kitchen, and thoughtfully designed spaces.
But an important part of a home’s quality is completely invisible once the project is finished.
The building envelope.Insulation, airtightness, thermal bridging, window quality, and ventilation all have a direct impact on how a home performs and, most importantly, on how it feels to live in.
At Construction K. Laporte / Landmark Passivhaus, we believe a high-end home shouldn’t just look beautiful. Its performance should be measurable and demonstrable.

The Difference Is Hidden Behind the Walls
Two homes can look almost identical once they’re finished.
Same square footage. Same high-end kitchen. Same hardwood floors. Same spectacular windows.
Yet their performance can be completely different.
The difference often lies in details that are no longer visible once the walls are closed: insulation continuity, thermal bridge management, window installation, airtightness, and ventilation design.
This is commonly referred to as building science.
And in Quebec’s climate, where a home must withstand both extreme winter cold and periods of summer heat, these details matter considerably.
Airtightness: Performance You Can Actually Measure
One of the tools used to verify the quality of a building envelope is an airtightness test, also known as a blower door test.
Rather than simply assuming a home is airtight, the test allows us to measure the building’s actual air leakage.
On one of our projects, we achieved a result of:
0.49 air changes per hour (ACH50).
Why does this matter?
Because in high-performance construction, we want to go beyond promises.
We want to be able to measure the results.
Excellent airtightness helps reduce uncontrolled air leakage and contributes to more consistent indoor temperatures.
But building an extremely airtight home doesn’t mean preventing the house from breathing. Quite the opposite: in a high-performance home, fresh air is carefully managed through an efficient heat-recovery ventilation system.
Passive House Canada identifies a highly insulated, airtight building envelope and heat-recovery ventilation as fundamental elements of the Passive House approach.
Comfort: Probably the Most Underrated Benefit
Passive House is often associated with energy savings.
That’s true, but it’s only part of the story.
For many homeowners, the most noticeable difference in everyday life is simply comfort.
A high-performance building envelope helps reduce significant temperature fluctuations and drafts. Thoughtful window design, insulation, and thermal bridge management also help maintain more comfortable interior surface temperatures.
The goal is simple:
A home that feels comfortable year-round, in both summer and winter.
And when investing in a high-end residence, we believe this level of comfort should be part of the luxury.
Building Code and High Performance Are Not the Same Thing
The Building Code establishes the minimum requirements a building must meet.
Building with a high-performance approach means asking:
How far can we take the quality of the building beyond the minimum requirements?
This is where Passivhaus principles become particularly valuable.
The approach considers the building as a complete system: insulation, airtightness, windows, ventilation, thermal bridges, orientation, and heating and cooling loads are all considered together.
The goal isn’t simply to add more insulation.
It’s about designing a better building envelope as a whole.

True Luxury Is Also Invisible
A kitchen can be replaced.Colors can change.Lighting can evolve with the trends.
But a home’s building envelope is much more difficult to redo once construction is complete.
